Cadastral check

The cadastral checks are the result of investigation of acts and documents executed by Land Agency, about cadastral lands and buildings. They pick properties'owner and identity and income data.

Mortgage check

Avoiding unpleasant surprises, it's good to remaind to make a mortgage check by a professionist: it's the consultation of all documentation about property. This check, that you could made at the Agency of Property Registers, permits to verify the owner's identity and:

• any mortgages or transcripts: to obtain a financing, the seller can give the property as collateral

• possible existance of usufruct: if the owner gave to somebody usufruct of his property, you can't completly enjoy it.

• if there is the joint or diviosion ownership of property: in the first case, also the other spouse must signing.

The paper graphically represent for each floor, perimeter of the building, common portions, division of the open area and access to the individual units.

Maps

The use of the maps is very frequent. Usually, they are requested from notary to draw up deeds, from Banks and buyers who want to know the layout of rooms.

These maps represent by drawing the layout of a property as an apartment or garage, etc. The reproduction usually is on a scale 1:200 or 1:100.

Deed of origin

Thanks to this document, the present seller become the owner of the property. It could be a deed, a succession or a sentence and it checks:

• if he can sell the property;

• if the property is the same written on the deed.
